There is no income or employment verification with a DSCR loan. Instead, you are qualified based on the rental income that the property produces.
What if the property is vacant and there is no tenant in place?
If the property is currently vacant whether you are purchasing or refinancing, that is not a problem. The DSCR will be determined based on fair market rent determined via an appraisal.
Yes! If you are purchasing or refinancing a property that's a short term rental (STR), we will need a copy of the last 12 months of rental bookings in order to determine the DSCR. If you are purchasing a property to use as a STR, we can use the projected earnings determined via AirDNA.
The minimum loan amount for a DSCR loan is $100,000. If you are need of a smaller loan amount, we have different programs to assist you.
Yes! You can purchase under an LLC, corporation, or trust.
If the rental income does not cover the mortgage payment the DSCR will be below 1.0. In this case, we can still help you get a loan but there may be some restrictions and change of terms.
Yes, all business purpose loans come with a default 3 year prepayment penalty. However, there are options to reduce the penalty period or even completely eliminate the prepayment penalty.
Are first time homebuyers eligible?
Generally speaking, no. First time homebuyers are not eligible for a DSCR loan.
We typically close in 14-21 days!
Generally speaking we do not need to pull your credit for a quote. If you would like to get pre-approved, we will do a soft check (which does not affect your score or result in an inquiry). Hard inquiries are only required once submitting the loan to underwriting.
